Creston, IA – 2024 – The site for constructing a new drive-thru Scooter’s Coffee and Lucky’s Car Wash needed strategic planning to deal with limited space for queueing and limited access to the businesses due to noncompete restrictions associated with the adjoining property. Additionally, traffic exiting the car wash would need to be routed parallel to incoming Scooter’s traffic.
The project entailed:
– Challenging site grading to accommodate traffic flow out of the carwash and into Scooter’s
– A retaining wall along the south side of the property
– The original layout utilized existing drives to access Scooter’s and provided direct access out of the site to the carwash to the east – the site plan needed altered based upon noncompete restrictions (no queueing allowed on former Casey’s property for certain retail activities)
With cooperation between Garden & Associates, Lucky’s Car Wash, Scooter’s Coffee, the City of Creston Water Works, and the City of Creston Wastewater, these complications were overcome. Scooter’s final site was confined to a small parcel of land beyond the bounds of noncompete restrictions, and the quick service at the coffee shop allows traffic flow to enter and exit the site without causing issues at one of the busiest intersections in Creston (Highway 34 / Highway 25).
